Our range of services includes new construction, commercial renovation, and remodeling. We specialize in helping small business owners, insurance companies, nonprofits, churches, and other local Chattanooga organizations achieve their construction goals, from renovations of existing sites to ground-up new construction across the Chattanooga and North Georgia area.
How do you work with clients?
There are three main options: Consultations, for when you need a professional eye before making a final decision on your next build; Invited Bids, where you put out an open call for bids on a project and we submit our proposal; and 1-1 Projects, where we work hand-in-hand with you to provide a budget and timeline for the scope of your project. One thing is consistent across all three: we are here for every step of the process as your partner and experienced advisor.
What are pre-construction services, and why do they matter?
Deciding to invest in a new commercial construction project, whether from the ground up or a renovation of an existing building, is a big undertaking. Preconstruction services bring value, potential cost savings, and informed decision-making to the process. We provide a full review from a contractor's perspective on what you can expect when it comes to pricing, timeline, materials, and other structural concerns to take into account.
How does the bidding process work?
If you have a project designed, the scope of work fleshed out, and specifications determined, you need a general contractor to execute it, hire the subcontractors, and manage the entire process from conception to completion. When you put out an open call for bids, we submit our proposal. From there we provide planning and scheduling, estimating, value engineering and constructability reviews, purchase long-lead items, develop and monitor the budget, and prequalify all of our subcontractors.
What happens on a 1-1 project?
Robert will meet with you at the job site and review the full scope of what you want to do for the property. He'll analyze the site against the project parameters and offer our evaluation of constructability and obstacles. From there, you receive a proposed budget based on the scope provided and details on the accompanying design, building, general contracting, or construction management services needed. Then, during the construction phase, we buy all required materials and subcontractor services, build your facility, and ensure it is fully operational, which provides continuity for the team from preconstruction through construction.
How do you keep a project on schedule and on budget?
When we set a project timeline, we stick to it, by making sure that all key dates are realistic, communicating with our clients, and keeping the construction team on track. Delivering all of our projects on budget is of paramount focus to our team, and we are fully transparent with all of our clients on the costs associated with bringing their projects to life. The company was founded on four key values: quality, cost-management, on-time completion, and effective budgeting.
Is Robert Roberts a licensed general contractor?
Yes. Robert received his General Contractors License in 2001 and spent the following 17 years working through various positions on commercial projects throughout Nashville and Chattanooga, including superintendent, project manager, estimator and Vice President of Pre-Construction Services, before forming Robert Roberts, LLC in 2015.
